Managers, owners, and investors miss out on an excellent chance during visits to their multifamily communities. With this in mind, let’s make some assumptions about the visit. You are visiting a property with onsite management, leasing, maintenance, cleansing and other service activities. Probably, the group services several residential or commercial properties with 50 to more than 200 houses.
A reliable site visit is going to address and observe the daily management, maintenance, unit preparation, and property condition work that is continuous. Provided the size of the task, you will require to:
Tour the outside and grounds of the property,
Visit each facility,
Visit all or many of the vacant units,
Visit all of the ready units,
Observe office operations including leasing, etc.

Each visit needs to be a mix of inspection and feedback, training and feedback, and screening and feedback. These three efforts are performed as a combination of concern and response, inspection and critique, and simulation and screening. Lastly, the visit needs to provide an opportunity for the managers and staff to show your in an open and non-threatening environment their views on required change. Each visit needs to lead to actions for follow up, reinforced objective function, enhanced skills and understanding, and a sense of value and contribution to the time by the visited residential or commercial property staff.
